What are Expiring or Expired Listings?

An expired listing refers to a property that was listed for sale but didn't sell before the listing agreement with the agent expired. Similarly, an expiring listing refers to a property that’s about to have its listing agreement with the agent end. When this happens, the homeowner may be frustrated because their property hasn’t sold. These sellers are often motivated to find a solution quickly, making them a great opportunity for investors.

How to Find Expired or Expiring Listings:

1. MLS (Multiple Listing Service)

The MLS is the primary database used by real estate agents to list properties. It contains detailed property information, including listings that have expired or are nearing expiration.

How to Access the MLS:

If you don’t have a real estate license, you’ll need to work with a licensed agent to access the MLS. Many agents are willing to work with investors to pull this data for you, often in exchange for a referral fee or a percentage of the deal.
Some MLS systems allow access to expired listings or will provide data on upcoming expiration dates.
If you don't have access to the MLS through an agent, you can purchase a list of properties from a list provider, many of which specialize in expired listings, off-market properties, or other targeted real estate data. Note: Commando in-house MLS service COMING SOON!

How to Use MLS Data:

Search for properties that have been on the market for more than 30, 60, or 90 days.
Filter for listings that are nearing expiration (usually within the next 30 days).
Focus on properties that are priced too high, require repairs, or have not had offers despite being listed for an extended period.

2. Real Estate Websites

Websites like Zillow, Realtor.com, and Redfin offer access to expired listings, though it may not be as comprehensive as the MLS.

How to Use These Websites:

Zillow:
- Go to Zillow and search for the property type in your target area.
- Use the filter options to show “For Sale” and then manually check the dates of the listings to identify expired listings.
- You can also use Zillow’s "Make Me Move" feature to identify homeowners who may be interested in selling but haven’t listed officially.
Realtor.com:
- Realtor.com provides a “Sold” section where you can identify homes that were previously listed but now show as sold or expired. You can also see properties that are nearing expiration.
Redfin:
- Redfin tracks days on the market (DOM) and gives a history of any price changes or listing status updates. Use this information to identify expired listings.

3. Public Records

In some cases, public records can provide helpful information about properties that have expired listings, including information about foreclosure, tax liens, or mortgage details.

How to Use Public Records:

County Tax Assessor or Clerk’s Office: Many counties provide online access to property records, including information about expired listings, tax delinquencies, and even foreclosures. You can also check for property owner addresses, property tax payment statuses, and more.
Foreclosure Notices: Expired listings often become foreclosure candidates, so checking foreclosure notices at the county level may give you access to properties whose owners previously listed the property on MLS.

4. Driving for Dollars

Sometimes the best leads come from just getting out into the neighborhood. This method, known as Driving for Dollars, involves driving through areas where you want to target properties and looking for potential deals, including expired or expiring listings.

How to Drive for Dollars:

Look for Signs: Watch for "For Sale" signs that look weathered or neglected. This could indicate that the property has been on the market for a while and the listing may be about to expire or has already expired.
Check Condition: Focus on properties that look like they need repairs or have been sitting vacant. These could be ripe for a motivated seller who’s ready to let go of the property.
Door Knocking: After identifying these properties, you can knock on doors (if permissible) or leave a flyer or door hanger with your contact info. Be respectful and professional in your approach.

5. Social Media and Online Community Groups

Social media platforms, especially Facebook, are increasingly being used by sellers to directly market their properties without the help of an agent. Join local groups or marketplace pages, where FSBO or expired listings may also be posted by the seller before officially removing the listing from MLS.

How to Find Expired Listings on Social Media:

Facebook Marketplace: Search for homes for sale in your local area and look for expired listings or homes being relisted by owners who have removed their MLS listing.
Local Facebook Groups: Many neighborhoods or cities have Facebook groups where homeowners may post that they are selling their property without an agent. You may find properties that have been on the market previously but are now being offered directly by the owner.
